The short answer
In Colorado, your insurer must notify you at least 60 days before your renewal date if it won’t renew, and the notice must state a specific reason. Hail is a big reason Colorado insurers look closely at roofs.
Notice rules
- 30 days: notice of non-renewal at least 30 days before the renewal date.
- Specific reason: the notice must state a specific reason.
- Cancellation: 30 days’ notice in most cases, 10 days for non-payment.
Hail and older roofs
- Many Colorado insurers raise deductibles for wind and hail, or move older roofs to actual cash value.
- Impact-resistant roofing, often Class 4 shingles, may earn discounts. Ask your insurer.
- Keep proof of your roof age and condition.
If you lose coverage
- Shop around. One insurer’s decision doesn’t mean others will do the same.
- Colorado has a FAIR Plan for homeowners who can’t find coverage elsewhere. See the Division of Insurance website for details.
- Call the Colorado Division of Insurance consumer services line at 303-894-7490 if a non-renewal seems inappropriate or you can’t find coverage.
Good to know
Read your renewal for a separate wind and hail deductible, often a percentage of your home’s value. It can be much larger than your regular deductible.
