Georgia Roof and Home Insurance Rules

The short answer

In Georgia, an insurer that won’t renew must give you written notice with the reason at least 60 days ahead. Georgia also treats a reduction in coverage, such as removing or narrowing coverage, as a non-renewal that needs its own separate notice.

Notice rules

  • 60 days: written notice, with the reason, at least 60 days before non-renewal takes effect.
  • Reduced coverage counts: removing coverage, narrowing it, or adding an exclusion is treated like a non-renewal and requires a separate notice titled “NOTICE OF REDUCTION IN COVERAGE.”

The 60-day rule comes from Senate Bill 35 and applies to policies issued or renewed on or after January 1, 2026. Before that, the notice period was 30 days.

Reasons insurers can’t use

  • Two or fewer claims in the past 36 months, if they weren’t caused by your negligence or intentional acts
  • A change in the insurer’s eligibility or underwriting rules, unless the Insurance Commissioner approved it
  • Your not buying other insurance from them

Good to know

If your renewal quietly changes your roof coverage, for example to actual cash value, look for a separate “Notice of Reduction in Coverage.” If you didn’t get one, ask your insurer about it and contact the Georgia Office of Commissioner of Insurance.

  • Shop with an independent agent.
  • The Georgia Underwriting Association is the state’s last-resort option for homeowners who can’t find coverage.
  • Contact the Georgia Office of Commissioner of Insurance and Safety Fire if you think a non-renewal broke the rules.
